Mumbai: Home To Ultra-Modern Houses

Last week, I had guests coming over for dinner. When asked what they would like to have – tea or coffee, the couple’s kid promptly asked if we had  Wi-Fi connection and if he can  access it. I wasn’t surprised.
Those days are history when all you really needed is a big spacious house with ample square meters to house your family comfortably. Back in those days, no one really cared about parking lots or in-house gymnasiums or amphitheaters. Contemporary kitchens lacked the elegance of modular kitchens and they still worked properly. Modern baths with extravagant fittings were tales of king castles; people sufficed themselves with just the regular baths and sinks.
Whether it is about sending your kid to a celebrity status school or the master-bedroom in your house, we just cannot imagine life without everything being king-size. Why should it be any different when buying a house?
The outlook has changed, so has the demands. People no more want just a 4-storey common building with a single elevator. They need more. And although this may cost them the savings of their lifetimes, they want to do it right. Just how they’d dreamt it!
Tonnes of projects have been lined up across the country with lucrative offers to attract elite buyers. Delhi, Bangalore, Mumbai, Noida, and Pune, are all destinations for ultra-modern homes. But with the luxury properties in mumbai, it is once again the gold mine for house seekers.
These properties in mumbai such as Elegance and Solitaire by Jaycee Homes offer everything a dream home must have. From lavish one apartments per floor to personalized elevator, Italian marble floors to gourmet kitchen, these houses just make your dreams appear too small.

While planning to buy a house, you no more need to look for the amenities. Just look for the right name and you get all you desire in one package. What you need to check though is if it is in a locality you find yourself driving out and back home, day after day. Does it have all the essentials at arm’s length – cafes, supermarkets, malls, boutiques, schools and health centers?
And lastly, walking into the area to do a ground check for competitor prices would do no harm. After all, saving a good penny is the blood life of any good investor.

Buying Or Renting, Which Is The Right Option?

Given that the properties in Mumbai are highly valued, more and more house hunters are going the renting route rather than buying flats. This has kind of tilted the balance in the rented apartments favour. Because of good prospects on both sides, it is becoming increasingly difficult to choose between renting a property and buying one. In case you are stuck in a similar situation, these pointers will definitely help you out.
1. Risk Analysis – Property prices often go up and down, but a city like Mumbai is a safe destination to invest in. Most rental prices rise steadily. The best thing to do is to calculate the kind of pay you earn along with the ongoing re
ntals at a given place. Carefully weigh your options to come up with the best solution possible.
2. Price to rent ratio – This tool is fast becoming the new love of prospective property buyers across the city. In case the value turns out to be less than 15% then it is advisable to buy the property than to rent it.
3. Financial strength – If you are thinking of buying an apartment, then your financial position should be planned properly. In case you decide to go ahead with the decision of buying a flat, you need to learn the art of balancing your budget, as a certain amount will go into paying EMIs. The fact that you also have to pay down payment upfront means you must have enough savings with you when taking the plunge. Since buying a flat is a costly affair, it is important that you set aside a stipulated amount as cover in case things go wrong. Ideally, you should also have extra income for home expenses and leisure activities. The surplus should be more than enough to cover the increasing interest on the loan. Once all these aspects are secured, you can think of buying an apartment.
4. Stability of earnings – Home loans are generally given to individuals on a long term basis (time period of about 20 or more years). Having a stable employment record is the key in securing one. If you are employed in the private sector, you must be sure that your job is secure.
Do keep in mind that prices are different at different places of the city. For example, property in Powai is priced higher than the property in Virar. So, be the smart investor and make the right choice before inking the deal.

What’s the deal with interior decorating?

Looking at the number of interior decorators in the market may make us feel like interior decorating is an easy task. But what people fail to understand is that it isn’t only about understanding fabrics, lighting and colour. People must know that interior decorating does take a bit of know how. Here are some easy tips we put together to help you with interior decorating.

Large windows and lighter colours make smaller rooms look larger

Large windows and light coloured walls tend to reflect natural light and give the illusion of space, making the room you’re in feel larger than it really is. This is a great trick to use in houses that have limited carpet area.

Decorative mirrors can give your room more lighting

Mirrors can be used in two ways. One, they can make a small room seem larger. And two, mirrors placed directly across windows help spread light all across the room. Decorative mirrors can also be strategically placed around the house to replace works of art, and can be used to fill empty spaces. A combination of large or small mirrors add dimension to your living quarters.

Mix and match

Decorating your home with a mix of vintage and modern artefacts can turn your home into a work of art. Don’t feel afraid to try out various combos, as the way you decorate your home as it reflects who you are. After all, who’s to say that your grandfather’s antique desk won’t look great beside the modern couch you fell in love?

Slip into something more comfortable!

Many people have a negative notion on slip-on covers. But the truth is that they can be a very creative way of making your furniture reflect the seasons. The best part is that you can easily slip them on and take them off, letting you change your home decor in minutes. They are also useful in not having to worry about guests spilling on them.

Go green!

Add plants to your living quarters. In fact, add lots of them! Try and place at least a couple of potted plants in each room. They not only add colour and texture to your home, but they also freshen the air and balance out humidity levels. They are especially great at absorbing toxic gasses from the air, and it is for this reason that every house should have them.
Do try these useful tips to add a fresh new appeal to your lovely home. And always remember, there isn’t right or wrong when it comes to decor, just match or mismatched items.

Why the Eastern Suburbs are Gaining Ground in Mumbai Property Scene

If you are in India, the one city that gets your heart pumping and one that is called the land of dreams is Mumbai. As more and more people flocked to Mumbai for better opportunities, the population steadily increased. While South Mumbai still holds the keys to some of the best properties in Mumbai, there is no shortage of options in a city as big as Mumbai. Some of these options lie on the eastern part of the city. Yes, that’s right; the eastern suburbs are bustling with activity and are at the forefront of a real estate revolution.
The problems like water issues, load shedding and connectivity were big issues 10-15 years ago. But, all that has changed with the development surge. The fact that it is soon becoming the hotbed of commercial activities also gives it the edge.
A good look at the facts is enough to give a clear picture of the viability of the eastern suburbs as a destination for property investment. The first and foremost factor that has gone in the eastern suburbs’ favour is the introduction of Metro Railways. Ghatkopar’s connectivity has increased multifold due to this new introduction. The Central Railway’s services have not only expanded but improved in such a manner that it is rare to see delays on this route.
As for road connectivity, a range of buses plying via the Jogeshwari-Vikhroli link road connects the eastern suburbs to the heart of the city. This ensures that regular travelers, especially the ones going to work daily at this end of the city, have plenty of options. The Eastern Express Highway adds a new dimension to the travel options available. The water issue that has crept up time and again has also been put to rest with the Municipal Corporation providing 24*7 water supply to areas like Mulund, Ghatkopar and Vikhroli since the year 2012. The new and upcoming projects with their luxurious amenities and superb infrastructure are in no way lesser than the projects in any other part of the city.
Finances have often been an issue for any person who wishes to buy property in Mumbai. But, with sound strategies and schemes put in place by city’s real estate sector, buying flats in Mumbai is no longer a far-fetched dream.
All in all, one must never let an investment opportunity like this go by the wayside because, some things are just too good to let go.

Did you ever wonder what it would be like to invest in an upcoming project in Mumbai ? Many families plan for the future by saving and planning. Most of these families who plan for the future look at different places in the city. The reasons they do this is very simple.
The price of properties in Mumbai would be way less before the time of the launch. Since the price of real estate is going up, this would also affect the pricing of various flats in Mumbai. This price appreciation also depends on the location and development of the area. Upcoming properties also have an added advantage – you have the luxury to customize your property’s interiors just the way to would want it to be. This is not all; you can also ask the builder himself to customize your home as per your needs or specifications. Such customizations are only possible with upcoming projects and not with already launched projects. Besides, you would always find more upcoming projects in Mumbai than the already launched ones. This is because the price appreciates by the time we settle in.
Finding the most desirable real estate projects in Mumbai is when you have resources that would offer you a large list that displays all the upcoming properties in Mumbai. Finding a property has become very easy due to the abundant information available online. The internet is at everyone’s disposal which makes things whole lot easier. There are many sites that let you explore the breadth, length and height of the apartment and also its surrounding area. If you are looking for something specific, there are certain realtors online that can help you get what you are looking for. There are many ads in the newspapers or classifieds about the numerous upcoming projects in Mumbai.
You will also find many other companies who will provide you with an extensive and resourceful listing. Such companies cater to a major part of Mumbai by providing sufficient details about upcoming projects in Mumbai. Some of the other sites usually give you the name of the location along with some information about saleable areas. But companies like Jaycee Homes give you an in depth analysis of the entire surrounding area and also the interiors and modern facilities available at the location. One important rule to follow is, always look for upcoming projects in areas that are convenient for your daily commute and also ensure that the pricing of such properties is right.

E-Registration: The Way Forward in Realty Market

Property is an important commodity for all. Many a times it can come under dispute due to disagreements in families and other factors. To overcome this confusion, the government has decided on starting e-registration to bring in more transparency in the process. It also aims to streamline the registration process of properties that are immovable. Many countries have adopted it and India is keen on doing the same.

So what exactly is the E-registration process, you may ask. In simple terms, it is a process by which the owner provides evidence of his/her title to carry out the transaction to provide lawful disposal of land. Many of the top real estate experts believe that this new method of online registration will negate unlawful activities. Also, the loopholes in the current Land Registration Act of 1925 will be taken care of. This new system will make use of electronic signatures for registering and transferring properties online.
Another benefit that it provides is that if a person is inheriting received a property from earlier generations, then there will be no need to provide hierarchy of land. All this will be available online; so the potential buyer or tenant can come to know the exact value of the property in question according to prevalent market conditions. But, accomplishing this task is no mean feat as there are innumerable flats in Mumbai. And collecting information like number of rooms, carpet area etc. could be a little tedious. It also requires the government to have complete control over document verification. In the future, e-registrations are expected to bring in a high level of transparency, thus benefiting buyers and investors.
The benefits of this new registration method are aplenty. First of all, the details of the property will be available online and thus can be accessed any time. Secondly, it will bring in transparency. The stamp duty will be calculated online and online payment facility will be provided.
Since the properties in a city come under the Tehsil’s jurisdiction, the process for e-registration will be the same for both the commercial as well as residential properties. The government has ensured that the process is kept as simple as possible. The form is available both online and offline in the concerned state’s authority office. Once the documents stored online are verified, the person will be able to register the property in his own name in a few days.

Mumbai’s Growth Through The Eyes Of A Resident

When real-estate mogul and billionaire Donald Trump decided to invest in Mumbai, the media was abuzz with excitement. Trump is a success story in a line that has rich rewards but notorious difficulties throughout. Why did he choose to invest in Mumbai? What made it appealing for him?

Mumbai has grown over the decades to become the hub for development and real estate along with various sectors related to business like marketing, finance, etc. Even India’s film industry calls it home for a reason. The abundance of the human resource is evident in the city and this high availability has led to a spike in the services sector while also aiding in the growth of the industrial sector in the outer reaches of the city.

This is the reason apartments in Mumbai are selling at an incredible rate. Purchasing properties in Mumbai has become a difficult task over the last few years, owing largely to the influx of immigrant labor from neighboring cities and states and even other countries such as Nepal and Bangladesh. Mumbai has a host of benefits it provides to its residents. As far as Indian cities go, it is well planned with public amenities rarely falling short of the requirements at any point in time. The water and piped gas supplies in most parts of the city ensure that people’s fundamental needs are met, inviting more and more people to come in search of work in the city.

The city has a variety of international level facilities like a suburban rail transit system, suburban bus system, sporting arenas and huge shopping malls. The shopping malls in the city usually cater to large numbers and are well equipped to handle large volumes of people. With the best international brands catering to the average Mumbaikar, the style quotient in the city is definitely on the up.

The recent addition of the air-conditioned metro line in the city means that commutes from the central suburbs to the western ones have been reduced by an hour. The service has proven to be a blessing and with similar services being planned across the city, should increase connectivity making the lives of the average resident easier.

The city is growing; more properties in Mumbai need to be developed. This is the reality. The price of apartments in Mumbai will also have to reduce drastically or salaries of the workforce increase dramatically to ensure that housing facilities do not go to waste. India is witnessing a change of epic proportions, with Mumbai at the heart of most of those changes. The future looks bright for potential homeowners in and around the city, the benefits of development and progress is there for all to see.

Looking for a home? Flats in Andheri are an incredible investment.

When looking for a home, the challenges faced by the urban buyer are numerous, but the rewards are incredibly satisfying. Andheri is home to people from diverse economic backgrounds, and as one of Mumbai’s largest suburbs, caters to an incredibly large and diverse audience.
Andheri is a northern suburb of Mumbai city and is a hub in terms of connectivity to almost all corners of the city. The suburban train station is a hub that sees an incredible footfall on a daily basis. Mumbai’s iconic local railway trains ensure that one is always connected to various parts of the city. With a new metro train to connect the eastern and central suburbs with Andheri travelling across the city has become incredibly convenient.

With Lokhandwala market and various shopping malls in the area and large brands catering to an individual’s every whim and fancy, it makes it incredibly easy for single people as well as families to live in comfort. Green building in the country has also led to the creation of vast open green spaces, where the elderly may congregate and bask in the beauty of their surroundings.

The diversity in terms of food is enormous; every corner plays home to street-food in the evenings, while the influx of migrants from various parts of the country, and the world has ensured that cuisine specific to each region has permeated through to the average Mumbaikar. With an increase in the average disposable income for each Mumbaikar, cafés and restaurants have started popping up all over the city and especially in Andheri. With prices of properties in Mumbai skyrocketing over the lack of available land to construct upon and people preferring to reduce their commute flats in Andheri are now highly sought after.

Infrastructure like schools and proximity to work spaces is an important factor when purchasing a property in Mumbai. Hospitals and medical facilities are easily accessible in Andheri thanks to mega brands like Reliance investing in creating the Kokilaben hospital. IB and ICSE schools are also nearby ensuring that children receive the best education and a balanced comfortable home life.
The major roadways passing through Andheri also ensure direct connectivity to all the other suburbs and the main city. The Western Express Highway extends all the way to Gujarat and divides Andheri in half. Flats in Andheri sell at a premium, but the premium is justified, given the proximity to almost all the amenities and services.

Andheri is a booming suburban hub, with an incredible future ahead. As India progresses and the cost and price of living rise, the need for incredible homes with great amenities will increase. Why not take advantage of affordable pricing now?

Look East For a Property Feast

The maximum city Mumbai has infinite resources at its disposal or so it seems. Given the population explosion in the last 10 years, land has become one of the most prized possessions. Over the years, the trend has always been to snatch up the elusive and prized properties of South Mumbai, but off late things have taken a turn for the better. ‘Look East’ is the mantra and people are more than willing to give it a try.
So what exactly is this ‘Look East’ mantra? It is a simple, yet effective process of buying top notch properties in the eastern suburbs of Mumbai. Questions such as, isn’t the eastern suburb marred with water problems? What about connectivity to the city? Isn’t the central railway not as effective as its western counterpart?
To a certain degree, all these were pertinent questions. But the last 5 – 10 years have seen a sea change in the landscape of the region. A new development surge has resulted in the eastern suburbs becoming the hot bed of commercial & residential activity.
One look at the facts is enough to prove that the eastern suburbs are more than a viable option for property investment. Firstly, the availability of Metro train has resulted in ease of travel. The Central line has improved its services in the last few years leading to stable travel timings. As for those travelling by road, a plethora of buses plying across the length and breadth of the city give you plenty of options. The proximity to the Eastern Express Highway means the town side is well connected. The western suburbs are also well connected with the Jogeshwari -Vikhroli Link Road (JVLR). The water supply issue has also been taken care of as the Municipal Corporation (BMC) has put in place its plan to supply 24*7 water supply to Mulund, Ghatkopar and Vikhroli in 2012.
Finances often put a dampener on the situation. But given that most of the projects are backed by sound real estate developers, your plan to buy that dream flat in Ghatkopar can be less tedious because of easily available loans. An added advantage of buying apartments in Ghatkopar is the luxurious lifestyle and amenities that can be experienced which are no less than those available in the town side of the city. Having a hilly region in its midst also gives an opportunity for nature lovers to enjoy the wilderness.
With offices also shifting base, it is perhaps the best phase that the eastern suburb has seen over a long period of time and it’s only going to get better. All the above factors have resulted in bringing together an environment of hope and it would be fair to say that eastern suburb can be counted among the crowned jewel of properties in Mumbai. A golden opportunity like this is not to be missed out on. After all, nobody wants to be at the wrong end of the deal.

Reasons why flats in Goregaon East make for great value

Goregaon has slowly grown into one of the most sought after suburbs in the city, with the price of properties in Mumbai rising consistently over a long period due to various factors. The appeal of Mumbai as a commercial hub, where thousands flock to, each year has not died down. So how does anyone find a place to stay that’s acceptable to them and their families? The most logical answer is by purchasing flats in Goregaon East.

A northern suburb, it is located conveniently on the western line of the suburban train system and is known as one of the most biologically diverse locales in and around the city. A monsoon trip through Aarey Colony allows for one to experience the green lush outdoors while Goregaon Film City offers a visual treat for those inclined to a more lavish, ‘filmy’ visual taste.

Goregaon East is accessible, open and green; an area targeted by builders recently as the local populace in Mumbai needs affordable housing in areas that are in and around Mumbai city. The daily commute to work is a huge decision maker when purchasing a home in Mumbai. This is why when flats in Goregaon East are available; they tend to sell out at a remarkable pace. Goregaon is seen by most families and individuals as a suburb where the price of properties in Mumbai remains reasonable at most times. Developers have focused on developing properties to entice buyers by adding facilities such as swimming pools, fully equipped gymnasiums, landscaped gardens and proximity to shopping centres, schools and hospitals.

The Oberoi shopping mall allows for residents of Goregaon East to keep ahead of the trends, with the second Starbucks Coffee Shop in Mumbai opening at the mall, it is also able to attract major brands. With a close link to the Western Express Highway, a weekend getaway to the Union Territories of Daman and Diu, or a trip to the Konkan range – Lonavala or Karjat is a distinct possibility.
Goregaon East is also well developed in terms of public amenities. With a sprawling bus depot and impeccable, wide, concrete roads it is seeing the benefits of development on an incredibly large scale. The nature lovers of the world can also hike through Aarey Colony in their hunt for the exquisite seasonal birds that tend to visit. A perennial lake inside Aarey colony offers the opportunity for some leisure time in a paddle boat and offers an idyllic setting for an outdoor picnic.

With a booming corporate sector in the country, many businesses are re-locating to Goregaon East. With the price for commercial properties in Mumbai set to rise continually over the next few years, the move to a suburb seems natural.

Goregaon East is the suburb of thefuture; it offers an incredible opportunity for an individual or a family to start their own home. It allows for businesses to grow and prosper, surely investing in it is an incredibly intelligent decision.

However, this is easier said than done. The price of the properties in Mumbai has been increasing since forever and probably will continue to do so. There are a number of reasons why people feel attracted to Mumbai – the commercial capital of India. A major urban centre, Mumbai has seen a great boom in the real estate industry. A part of Mumbai Suburban District, Powai is located in the north eastern region of the Mumbai Metropolis. It is situated on the banks of its namesake lake and boasts of a recently revamped landscape complete with fountains, gardens, children’s playing areas etc. Because of construction activity that the area has gone through in the last two decades, Powai has one of the highest residential population densities because of which the rates of the properties in Powai have really appreciated. What makes Properties in Mumbai so desirable?

Mumbai is a city that never sleeps, one that plays home to millions of people from different sections of society and one that seems to be expanding at an incredible pace. The huge numbers of immigrants entering the city in search of a happy future have to set up a home, and with space coming in at such a premium, the only viable solution for most is looking for flats in Mumbai. The price of properties in Mumbai has soared over the last few decades, fuelled by greater demand than supply and the increased economic potential of the city.

What makes Mumbai so desirable? The answer lies in a simple thought. Mumbai has always been associated with dreams. With Mumbai central surging and it seems like a rational choice for people to move into the city. Mumbai’s proximity to the sea made it an economic hub; it is also the pathway into the Arabian Sea and ports worldwide. The domestic and international airports connect it to the rest of the country and the world; while the roadways and railways provide a vital connection for resources to reach the average Mumbai household.

Properties in Mumbai generally offer a variety of facilities to their owners. The older properties offer ample wide open spaces and a tranquility that is seldom possible in a metropolitan city.  The newer flats in Mumbai are made to suit the modern urban, nuclear family. With a fast paced lifestyle, it is seemingly impossible for people to find time to relax, but the newer homes come with a variety of features that appeal to the modern home buyer. Swimming pools, fitness centers, high speed lifts to get to the upper floors, imported fixtures in the homes and intelligent design in terms of space are the norm in most construction projects in and around Mumbai city.

With rapid development and increasingly urban needs amongst the populace, the need for megastores has increased. Shopping malls seem to be springing up all over the city and offer customers the shopping experiences and brands on an international scale. The local government is also pitching in to take Mumbai into the future. The famed bus and suburban train systems are undergoing an overhaul, with the fleets and trains being replenished with newer, more efficient models. The suburban metro system and infrastructure developments like the Bandra - Worli Sea-link are proof that the government is taking the growth of the city very seriously. The average Mumbaikar’s life seems to be improving consistently, and with increased earnings the development of the city should continue in the same vein.

Swanky Projects Changing Mumbai’s Skyline

Mumbai is the land of dreams. It’s a place which people from all walks of life have made their own home. Over time, these homes have seen a varying degree of change. The space crunch due to the growing population has resulted in taller buildings. The change has been so vast that Mumbai’s skyline in the coming years could match the likes of Manhattan.

Can this change in approach be attributed to? The first and foremost reason is space crunch. Mumbai being a very populous city, land is a precious commodity. Realtors though, have found a way out of this predicament. Instead of the spacious constructions of the past, builders have started to fully utilize the vertical space which is unlimited in a way. This has resulted in high rises with amazing facilities and equally spacious homes.

The second reason that has resulted in this change is the lifestyle change that has been brought about by the ushering in the new age. Due to the internet, the world has become a smaller place. People know a lot more about various aspects than they ever knew. They wish to live a lifestyle that is at par with the global standards. Due to all this, realty firms are finding unique ways to attract customers. Swankier houses with fully furnished interiors, gardens, parking facilities and much more has become the norm.

Another reason for the revolution is the competition in the realty industry. With more and more projects coming along, there has been a constant effort by the industry players to give customers a refreshing experience. Be it in the form of special schemes, easy installments and much more. None of the players want to stay behind in this race.

While there may be many more reasons for the change, one thing is for sure; buyers are the real beneficiaries of this revolution. A look at the affordable luxury properties in Mumbai like the Jaycee Homes’ Savannah project is enough to convince buyers that the face of reality is changing in the city. With a plethora of top notch amenities like the multiple swimming pool, green house, mini gulf course, billiards room, gym, water fountains, sauna, steam and jacuzzi means that one doesn't need to go far to unwind. Designated barbecue areas and kids play areas, table tennis court, basketball court ensure that youngsters and kids have a good time. High tech security systems also add an extra edge.
With India marching towards further growth the trend is only going to continue. It won’t be a surprise if the upcoming projects in Mumbai will set a new precedent in the real estate sector of the country
