The Home Loan Mystery Solved

The property scene in Mumbai is always buzzing. It is a prized possession and everyone does their bit to buy their own dream home in this mega city. Out of the many options available, there is one that most people opt for because of its reliability. What is that? It’s the home loan from banks.
Even though it is the safest bet going around, people still get confused with the amount of paper work that is involved and other important considerations that should be part of one’s application. We will break down the things that you need to keep in mind while applying for a home loan. Read on, to find out.
Age 45 years to retirement
The age for retirement in most companies is 60 years. Keeping this in mind, when you take or are thinking of taking a loan, the time and the interest needs to be taken into consideration. A thorough research needs to be done at all times, but it becomes all the more important when you are part of this age group.
The tenure of repayment should be as big as possible, since the lower the repayment period, higher the EMIs. Another option that can be tried out by people who are in this age bracket is a joint loan. The safest option amongst all for people of the age 45 and above can be heavy down-payment considering you’d have enough by now in your account.
From 30 to 45 years
People in this age group are in the best possible position to take a loan as they have age on their side. Although this may be an advantage for them, they do need to take care of some points like credit score. A good credit score is essential to get a loan from a noteworthy bank. If you are unsure of your creditworthiness, head to CIBIL’s website to get an idea.
In your 20s
With more and more youngsters getting into the high income bracket, each passing year sees a growth in the number of home loan seekers of this age. There is though a chance of messing things up by jumping the gun. You need to decide whether you are old enough and mature enough to handle this responsibility. The rules that most banks have placed allow for people above 21 years to be eligible for a home loan. Others like Axis bank have set the age limit higher.
Also, applying at a very young age means the banks will scrutinize your economic conditions. Most of them would also want you to spend at least two years in the current job.
Given that most of the current projects in Mumbai have a tie up with various banks for ease of loan applications, the task is less tedious in today’s times. A few carefully taken steps can get you your dream home!

A Developing Mumbai

Mumbai is the capital city of the Indian state of Maharashtra. It is the most populous city in India, most populous metropolitan area in India, and the eighth most populous city in the world, with an estimated city population of 18.4 million and metropolitan area population of 20.7 million as of 2011. Along with the urban areas, including the cities of Navi Mumbai, Thane, Bhiwandi, Kalyan, it is one of the most populous urban regions in the world. Mumbai lies on the west coast of India and has a deep natural harbour. In 2009, Mumbai was named an alpha world city. It is also the wealthiest city in India, and has the highest GDP of any city in South, West or Central Asia. Mumbai has the highest number of billionaires and millionaires than any other city in India.
In the recent years, areas like Lower Parel, Vashi, Badlapur, Dombivili, Kanjurmarg, Virar, Ghodbunder Road in Thane, Andheri West and East, Bandra, Borivali, Powai and Goregaon have seen the values of their propertiesappreciate. Areas which have benefited from the competition of transit infrastructure projects such as the Versova-Andheri-Ghatkopar corridor of the city’s first metro and the Chembur-Wadala corridor of the city first monorail have registered significant value appreciation too.
Not just that, central suburbs, which include areas like Chembur, Wadala, Kurla, Ghatkopar, Vikhroli and Bhandup, have seen launches nearly double in the last one year due to the recently completed Eastern Freeway and the Santacruz-Chembur Link Road. It has become so much easier for people to commute to various parts of Mumbai. Since the initiation of the Mumbai Metro, there has been a major increase in the demand for flats in Ghatkopar. The Mumbai Metro has become a boon for many Mumbaikars who travel daily to the Western side of Mumbai.
Recent news show that the Government plans to start the second phase for the Mumbai Metro. This phase will start from Charkop to Mulund and will be even more convenient for all commuters. Due to this many builders have started building a huge number of luxury properties in Mumbai. The real estate scenario based on these facts seems to be in a very good state as of now. Every day we see thousands of new people flooding into the city searching for new flats in Mumbai and all these people prefer to buy a flat that is in close proximity to a school, station and market area.
Based on these facts, the future for Mumbai looks to be very promising considering the amount of development that is taking place in the city.

Mumbai: A Metropolitan City

Mumbai is the capital city of the state of Maharashtra. It is the second most populated metropolitan area in India, and the fifth most populated city in the world. The populationof the city isestimatedto be around 18.4 million and the metropolitan area population is around 20.7 million. Including the cities of Navi Mumbai, Thane, Bhiwandi, Kalyan, and Mumbai is one of the most populous urban regions in the world.

In 2011 sales for residential property in Mumbai dropped by 28%. This was caused due to rise in both interest rates and prices due to limited supply. However, 2012 saw an increase in upcoming projects in Mumbai and estate agents hope this will lead to a corresponding jump in sales.

The residential property in Mumbai has just gone through a massive boom and towering apartment complexes are popping up all through the suburbs, and Mumbai is expected to take a lead with regards to sales with 40 per cent and 26 per cent respectively during the months of July to December 2014. Even though sales in residential property in Mumbai are at a sluggish phase right now the good news is that they are not stagnant at all.

There has been a significant increase in upcoming projects in Mumbai over the last two years. The government has planned various other infrastructure including international airport and metro rail for Navi Mumbai, the Mumbai Trans-Harbour Link, Elevated Eastern Freeway, Virar-Alibaug Multimodal Corridor, Churchgate-Virar Elevated Rail Corridor and the Western Dedicated Freight Corridor.

Upcoming properties in Mumbai would be priced much less than what they eventually would be at the time of launch. Given the rising prices of real estate, it would be fair to assume that the new upcoming projects in Mumbai would increase anywhere from 15% to as much as 50% depending on the location and the developments of the area. Another significant advantage of upcoming residential projects in Mumbai is the luxury to customize the interiors and the fixtures. While every real estate company is expected to deliver what has been promised and they do so, yet you may choose to upgrade certain tiles, flooring options or the dados. Such customizations are possible with new upcoming projects in Mumbai, an option that is non-existent with already launched properties. Besides, you would always find more upcoming projects in Mumbai than new and already launched ones which increase the number of choices you have. The trick to finding a desirable upcoming project in Mumbai is to have a source which would offer you a list of all upcoming residential projects in Mumbai.
